The homeowners were looking to proceed with a major addition to their existing semi-detached home in Toronto. The addition was to include a single car garage and extension of the second level. Our client had negative experience with contractors on previous home renovations and were looking for someone to help guide them to the right contractors and vendors for their project. Proma was hired to complete a formal Request for Proposal from well known Contractors in the Toronto Residential Construction Market.
Upon approval of the selected Contractors, Proma conducted the formal RFP and ensured all RFIs were answered in a timely fashion. We ensured that all bids were provided in a comparable format allowing for easy review and identification of discrepancies. Proma performed Post-Tender Clarifications to confirm a solid understanding of scope. We provided a detailed bid analysis review to the homeowners and walked them through our recommendation for award. We also review how and why we are putting forward the recommended contractor. This goes beyond the bottom-line price, We review previous history, financial health of the business, ability to perform the work, insurance amounts, and a clear understanding of the scope to avoid potential change orders.
Upon discussion and approval with the homeowners, Proma provided a Letter of Intent to the Contractor to initial start-up documents. Proma recommended and oversaw the collection of all key start-up documents prior to the contractor performing work. The goal here is to hire the right person for the job and reduce as much risk as possible on behalf of the homeowners. The homeowners were extremely happy with the price and contractor selected. They said we found “the right guys for the job”.
